Job Title                             : AVP – STRATEGY & INVESTMENTS
Reporting Manager         : Managing Director
Reportees                           : 2-3 Shared Resources
Job Location                       : Dubai (Travelling required – 30% in a year)

Responsibilities
Deals and Capital Raising
  • Capital Raising (Debt / Equity)
    • Structuring & raising equity, bonds, debt, mezzanine, sale, and leasebacks
    • Negotiating with investors, bankers, brokers, and investment bankers, prepare term sheets, investor presentations/information memorandums, etc.
    • Legal documentation review and negotiations and close deals

  • New Business Development
    • Active opportunity development in MENA, Southeast Asia, & China
    • Lead initiatives in market feasibility, deal negotiation, financial models, regulatory requirement, investment structuring, partnership frameworks, etc.

  • Acquisitions
    • Lead acquisitions of assets (Real Estates) and businesses
    • Deal terms negotiations and agreements (SPA, lease, JV, term sheets)
    • Due Diligence (Commercial, financial, technical, legal, tax, mkt & valuations)


Finance and Budgeting
  • Budgeting and Planning - Review annual budgets and 5 years plan as well as continuous planning and monitoring against budgets and targets
  • WC/ Cash flow planning & Reporting
    • Cash flow monitoring, forecasting, and planning
    • Review Monthly, Quarterly and Annual MIS and Accounts

  • Business Planning
    • Pricing strategy, market assessment, business projections
    • Costs, cost structure, capital requirements, payback, IRR, NPV analysis

  • Financial Control & Compliance
    • Financial controls and governance systems established – policies and procedures, authority matrix, establishment of committees, etc.
    • Financial and regulatory compliance, covenants compliance and monitoring


Real Estate Dev, Ops Mgt & Oversight
  • Procurement & Ops Management
    • Annual procurement review (schools): Furniture, IT, Teaching Resources, AMCs, etc
    • Operations contracts review - transport, canteen, IT /NW, Leasing, sports, etc.

  • Facilities Management - FM reviews, issues monitoring, new projects, additional capex
  • Development
    • Team selection – Contractor, Architect, Consultants, etc.
    • Oversee the works – time, cost, design changes, spacing, flow, etc.


Ideal Candidate
  1. Qualified Chartered Accountant or CFA or CPA or Engineering with Masters from reputed institutes
  2. 12-15 years of experience preferably in Real Estate Investment sector
  3. Must have fund raising and investments experience 
  4. Excellent Communicator with pleasing personality
  5. Excellent stake holders’ management
  6. Willing to travel as and when required or sometime more than 50% in a year
  7. Willing to collaborate with entrepreneurs
