We are looking for a Director – Facility Management for our leading client in Dubai.


Your responsibility is to ensures that client assets achieve their life cycle, based on condition-based operational maintenance regime and through strategic planning. Shall achieve sustainability of facilities and equipment through reliability-centered maintenance using latest technologies and solutions. Responsible for minimizing operational cost of assets without compromising on asset life cycle.


 


KEY ACCOUNTABILITY


 


Project management – from park project phase through operation and new capital projects on an ongoing basis.


  • Oversee ongoing regular maintenance of assets and facilities to manage cost, ensure safety and minimize down time of assets.
  • Responsible for streamlining the CAFM system for all entities and to get this integrated to a single platform.
  • Responsible for quality control of the assets including repair and predictive maintenance.

 


Operation management of maintenance division staff including hiring, performance management, motivation, and training to produce high quality results.


 


  • Determines the organizational structure, budgeting and staffing requirements for the maintenance division. Provides program oversight, leadership, and direction to employees in the functional areas of asset maintenance, facilities maintenance, landscape, logistics, water features, and lagoon. Is responsible for hiring, training, development, performance management, team building, and other culture and people management activities.

 


Operation:


 


  • Maintenance: Oversees the maintenance and repair of buildings, facility improvements and utilities. Determines facilities requirements, schedules work, or contracts for maintenance, repair and service as required.
  • Landscape: Strategic planning and overseeing the maintenance of the landscape and irrigation systems to ensure ongoing and special events needs are met. Ensures that botanical gardens are maintained in accordance with agreement and as per SLA’s and KPI’s outlined in the contract. Also shall implement strategic measures for water budgeting and enhancing guest experience.
  • Oversees the design of any new developments and provides necessary input for irrigation system optimization.

 


Financial:


 


  • Logistics: Oversees the planning and implementation of optimal purchasing process in co-ordination with procurement department, including securing the right balance between quality and price, maximum control from order entry to actual payment and maximum support to the other functional areas in connection with contract negotiations.
  • Budget: Assembles maintenance division budget including P&L and capital expenditures and delivers quality services within budget frames. Provides detailed CAPEX and OPEX budgets for all assets under client.

 


Development:


 


  • Project Management: Oversees specific projects or aspects of construction as assigned. Utilizes master schedule to sequence and coordinate work. Inspects the work of contractors and ensures that the installation of utility infrastructure construction methods and materials meet plans and specifications. Serves as a resource for the Project and Construction team.
  • Documentation: Maintains detailed and comprehensive records of all aspects of construction, contractor licensing and bonds, permits, DLP management, warranties and all other project handover related documents.

 


Health & Safety


 


  • Quality Control: Evaluates general construction of facilities to achieve high standards for quality and safety. Identifies deviations from plans and specifications and resolves matter to ensure the work of contractors is in substantial conformance.

 


Senior Managers are responsible for all aspects of Health, Safety & Security within their Business units, in line with the Group Policy (HS001). In particular, they must ensure that risk assessments have been carried out and that safe working procedures are in place at all locations within their remits and that all employees under their management are aware of the Group Health, Safety and Security Policy and their obligations under it. Any other duties as may be reasonably requested by the Management Team


 


EXPERIENCE


 


  • 12 - 15 years of progressive experience in facilities and asset management and maintenance
  • 4 - 5 years of management experience is required
  • Proven experience in inspecting infrastructure and construction methods and materials.
  • Experience in asset management of theme park or related industry with all infra structure elements will be an advantage.
  • Ability to read and interpret construction documents and schedules.
  • Ability to manage large and complex construction projects with a demonstrated track record of success in on-site supervision.
  • Requires ability to evaluate work against plans, specifications, safety and quality standards, and to facilitate resolution of complex problems in the field.
  • Knowledge of Asset and facilities maintenance, including mechanical, electrical, plumbing, carpentry, painting, and related trades required.
  • Knowledge of budgeting and scheduling of facility maintenance are required.
  • Strong interpersonal and supervisory skills are required.
